As part of the process, a conveyancer will do a set of legal searches to ensure there are no other factors you should be aware of regarding the prospective property. Some searches will be recommended by the solicitor for all purchases and others will be required by the mortgage lender to protect them from any liabilities that the property may have.

What is Pinnacle conveyancing?
At Pinnacle, we have our own sourced panel of appointed solicitors to ensure that your legal requirements are handled with the utmost competence and professionalism.
How much stamp duty do I pay?
You pay nothing below £125,000. 2% on between £125,000 and £250,000 and 5% on the value of the property above £250,000 and £500,000.
When do I need to use a solicitor?
You need to use a solicitor that will work on your behalf by dealing with the land registry, collecting and transferring money during a house sale and more. We have our own sourced panel of appointed solicitors here at Pinnacle who you can use to represent you.
Do you need a will?
If you are looking to buy a property, then we advise that you also write a will. This can be very helpful if there are several possible beneficiaries, as it ensures that your property and belongings are passed on to the individual(s) of your choice.

How much can I borrow?
